History
The Quiet Hills Estates were developed by Richard and Cynthia Schultz of Quiet Hills Ranch. The Development, located in Camrose County on the NW 23 49 21 W4, is land that has been owned by the Schultz Family for over 20 years. Quiet Hills Ranch is located 1 mile west and 1 mile north of the Estates on Sulitjelma Road, Range Road 213, and is primarily a forage and livestock operation.
Key Features of The Estates
- Rolling hills: the land is very hilly with a difference in elevation of as much as 40 feet from the lowest to the highest points. Each of the acreages has some sloping; a few have quite steep surfaces. In wet seasons the water drains naturally to the center of the development, then runs under the road and eventually into Miquelon Lake. There is a small pond on the north side of the development. The elevation of the Estates is about 700 meters above sea level.
- Heavily Wooded: Poplar, aspen, Saskatoon, willow, dogwood and wild roses grow thickly along with smaller shrubs. The area has never been cleared and the virgin forest includes huge poplars which have thrived for close to 100 years. Wild flowers and songbirds abound in the summer. In the winter woodpeckers, owls, deer and moose are commonly sighted. All building sites will require some clearing of trees.
- Suitability: The Estates are located on marginal farmland which is ideal for residential use. Each lot provides plenty of choice in building sites while still maintaining enough distance from neighbors to ensure privacy. Most of the lots have the potential for a walk-out basement and all are large enough to build a magnificent home. This development is the only one on the quarter and the rest of the land is zoned for agricultural use so will not be developed in the future. The area is excellent for quiet country living and outdoor pursuits.
The Area
Environment
The Miquelon area is located on the southern fringe of the Beaver Hills Moraine, a glacial land formation which results in hilly land and many small lakes. Just to the north of the Estates is the Ministik Bird Sanctuary,35,000+ acres of native parkland. Vehicle access to the sanctuary is limited, but the hiking and cross-country skiing opportunities are outstanding. The farm land in the area is a mix of hay fields, grain fields and cattle pastures. The higher elevation makes it a scenic place.
